What Is a Lease Deed?

A Lease Deed is a written legal instrument recording the terms under which a lessor grants a lessee the right to enjoy and use immovable property for a specified period in return for rent, premium or other consideration. Section 105 of the Transfer of Property Act, 1882 defines this transfer of a right to enjoy property.

Ownership Remains with Lessor

Unlike a sale, a lease only transfers the right to enjoy the property — ownership stays with the lessor throughout.
